Groundbreaking occurred last week, with site photos capturing progress as of March 3. Weston Adams, president of Western States Contracting, noted the site’s vantage point: “You can see the entire valley.”[1] This project revives a parcel once slated for an aluminum plant by Ball Corp., which purchased it in 2021 before abandoning plans in 2023. Developers acquired the land in 2024 for $31 million.

The development features two cross-dock warehouses totaling 1.36 million square feet – one measuring about 755,628 square feet and the other 602,377 square feet. Designed for manufacturing or distribution, the structures boast 42-foot clear heights, ESFR sprinkler systems, and expansive trailer yards.[2][1] Planners incorporated EV-capable parking, LEED goals, and FM Global standards for fire mitigation. The site supports 20 megavolt-amperes of power, ideal for high-volume logistics operators.

Johnson described the area as “the land of the giants.”[1] The park lies along Interstate 15, about 20 miles northeast of the Las Vegas Strip, positioning it as a hub for e-commerce and third-party logistics. Recent activity includes DHL leasing 1.2 million square feet in two nearby warehouses built in 2023 and 2024.

Southern Nevada’s warehouse market experienced a post-pandemic slowdown, with vacancies reaching 9.2 percent overall and 41 percent in Apex by year’s end. Still, major investments continue: Switch bought 176 acres for $85.5 million in December, and Novva Data Centers acquired nearly 205 acres last summer. The overall project carries an estimated price tag of $175 million.[1]

Timeline and Future Prospects

Workers will complete core shell and site improvements through the rest of 2026, with tenant build-outs extending into 2027. Delivery remains on track for mid-2027, despite the speculative nature – no tenants committed yet.[2] Brokers from CBRE market the space to national logistics firms.
