Summerlin – one of the largest master-planned communities in the entire United States – is home to some of the most closely controlled, jealously private, and quietly stunning residential enclaves you’ve probably never heard of. These aren’t just neighborhoods. They are fortresses wrapped in luxury.

That alone tells you something. Every other village in Summerlin has some open areas, some pockets of accessibility. Not The Ridges.

Spanning 800 acres of rugged terrain and perched on an elevated ridgeline, The Ridges offers breathtaking panoramic views of the iconic Red Rock Conservation Area. Think about that for a moment – eight hundred acres of private, elevated desert land, naturally shielded from the outside world by its own geography. The Ridges comprises 14 distinct neighborhoods, each offering a unique residential experience. Nine of these neighborhoods feature custom homes, while the remaining five showcase masterfully designed residences by acclaimed luxury builders. Some of these inner neighborhoods have their own separate guard gates on top of the village-wide gate – meaning a visitor cleared at the main entrance still can’t access certain streets without a second clearance.

In 2024, Mulligan Holdings Inc. acquired Bear’s Best for $30.5 million, with a vision to elevate the beloved public course into an exclusive private country club rivaling the world’s premier golf communities. The former Bear’s Best Las Vegas Golf Course is being re-envisioned as Amara Golf Club, a $300 million private golf and lifestyle destination that will redefine luxury in the Las Vegas Valley. If that doesn’t signal where this community is headed, nothing will.

The Summit Club is one of the most exclusive guard-gated home communities in all of Las Vegas. Even that description undersells it. This is a members-only, private-access enclave that functions more like an ultra-luxury resort than a neighborhood.

Located in Summerlin and nestled on 555 acres near the stunning Red Rock Mountain Ranges, The Summit Club is centered around a Tom Fazio-designed 18-hole championship golf course. Tom Fazio, for those unfamiliar, is considered one of the greatest golf course architects in American history. Having him design your community’s private course is the residential equivalent of commissioning a Picasso for your living room.

The Summit Club has two guard-gated entrances with 24/7 security patrols, CCTV, guest registration, and key-fob access systems ensuring exclusivity and privacy. Two guard-gated entrances, around-the-clock surveillance, and biometric-style key-fob access. You’d be forgiven for thinking this sounds more like a government facility than a home. Oakland A’s owner John Fisher purchased a $29.25 million mansion in the club in late 2024, reportedly including 7 bedrooms, 10 baths, a theater, wellness room, and nearly an acre of land.

Upon completion, The Summit will consist of 260 luxury, multi-million dollar homes built on 1 to 3-acre lots, and priced from $8 million to $40 million. Let that sink in. The entry point is $8 million. Golf membership costs reportedly range from a $250,000 to $400,000 initiation fee plus $110,000 to $120,000 annually, with HOA dues around $30,000 per year. This isn’t a place you stumble into. It’s a place you qualify for.

The Summit Club is expanding with the highly anticipated launch of Summit Two, a limited collection of 24 new custom homesites located within the same master-planned enclave in Summerlin, introducing an unprecedented opportunity for buyers to own land in one of the most sought-after addresses in the country. Even the expansion is exclusive. Twenty-four homesites. That’s it.

I think what makes Red Rock Country Club special is that it manages to feel more “real” than some of its neighbors – it has a warmth to it that ultra-luxury communities sometimes sacrifice in the name of prestige.

This guard-gated community features two Arnold Palmer-designed golf courses, breathtaking mountain and city views, and luxurious homes with spacious layouts and private pools, with the clubhouse offering fine dining, tennis courts, and a resort-style pool. Two Arnold Palmer courses – because apparently one legendary golf architect wasn’t enough. The resort-style pool and fine dining clubhouse give the community an almost perpetual vacation-like atmosphere that residents genuinely embrace.

Home prices start around $1,200,000 and can go over $3,500,000, with square footage starting around 2,100 square feet and going over 5,000 square feet. Compared to The Summit Club’s multi-tens-of-millions price tag, Red Rock Country Club is almost accessible – relatively speaking, of course. It’s still a gated fortress, just one with a slightly broader (though still very wealthy) welcome mat. The streets are wide and well-landscaped, providing a nice scenic drive within the community.

It’s hard to say for sure which of these three communities is “the most secretive” – that debate would probably never end among Summerlin insiders. What’s clear is that each operates by its own rules, with layers of controlled access designed not just to keep the outside world out, but to preserve a way of life that most people only read about. Summerlin’s population surpasses 120,000 residents, yet these enclaves exist within it like cities within a city – seen by few, entered by even fewer.
